House prices in Cork in 2013

Every sale filed for stamp duty in Cork that year, as recorded on the Property Price Register.

The median house in Cork sold for €145,000 in 2013, across 2,693 sales that counted.

On 2012 it fell 6.8%.

The national median that year was €149,000, so Cork sat 3% below it.

The middle half of sales fell between €82,000 and €210,000. New builds were 12% of them. 562 further sales were set aside as not at arm’s length or recorded without the tax the buyer paid.

What this year is not

A median is the middle sale, not the average and not the value of any particular house. Where a town sold ten houses in a year, its median is one of ten numbers and moves easily. The county figure sits on far more sales and moves far less, which is why the two can tell different stories about the same year.

The register also records what was filed for stamp duty rather than what the buyer arranged, and it carries no floor area, so there is no price per square metre anywhere on this site.
