The answer comes with each band worked out on its own, because the rates are marginal and almost every argument about Stamp Duty comes from treating them as though they were not. Nothing you type leaves your browser.
What is being paid for the property, before any fees.
The rates, and where they came from
- 1% on the first €1,000,000 of the price.
- 2% on the part between €1,000,000 and €1,500,000.
- 6% on anything above €1,500,000.

What this does not cover
Non-residential property, which is charged differently. The higher rate that applies where ten or more houses are acquired in a twelve month period. Any relief claimed on a particular transaction, such as consanguinity relief on a transfer within a family. Where one of those is in play the figure above is not your figure.

Questions people ask
- How much is Stamp Duty on a house in Ireland?
- On residential property it is 1% on the first €1 million of the price, 2% on anything between €1 million and €1.5 million, and 6% on anything above €1.5 million. The rates are marginal, so a price of €1,000,001 is not charged 2% on the whole amount.
- Do first time buyers pay Stamp Duty?
- Yes. There is no first time buyer exemption from Stamp Duty in Ireland. Help to Buy is a separate scheme and it refunds income tax already paid rather than reducing the duty.
- Who pays the Stamp Duty, the buyer or the seller?
- The buyer. It is normally paid by the buyer's solicitor out of the closing funds, so it has to be saved for on top of the deposit rather than coming out of the mortgage.
- Is Stamp Duty included in the price on the Property Price Register?
- No. The register records the consideration, which is the price paid for the property. The Stamp Duty is a separate payment to Revenue and is not part of that figure.
- What about a site, a field or a commercial building?
- Non-residential property is charged at a different rate and is not covered here. So is the higher rate that applies where ten or more houses are bought in a twelve month period.
