Why a sale price is not the valuation

Local Property Tax is self assessed. Revenue asks the owner what the property was worth on one particular day and charges the band that value falls in. A house that changed hands in 2019 tells you almost nothing about its value in November 2025, and even one that sold weeks before the date was priced by a buyer rather than valued by its owner.

That is why the register pages on this site never print a bare LPT figure beside a sale. The guide on working a band out from a sale price sets out how far that inference can honestly be taken.

Where these figures came from

The bands, the valuation date and the adjustment factor are read from Revenue. On the date it says: “Local Property Tax (LPT) is charged according to the valuation band that applies to your property on 1 November 2025.” On what a council may do it says: “Each Local Authority can increase or decrease the LPT rate by up to 15% from the basic rate. Checked 11 August 2026. A build of this site fails if either sentence stops matching.

Questions people ask

What date do I value my property at for LPT?
1 November 2025. That valuation governs the charge for every year from 2026 to 2030, so it does not need redoing each year and a later rise or fall in value does not change it.
Is my LPT based on what I paid for the house?
No. It is based on your own assessment of market value on 1 November 2025. A price paid in an earlier year says very little about that, and even a purchase close to the date is a sale rather than the self assessment Revenue asks for.
Why is my bill different from the figure here?
Almost certainly the Local Adjustment Factor. Every local authority can raise or lower the basic rate by up to 15%, so the charge in one county differs from the same band in another. The range that puts you in is shown with the answer.
Did the bands change?
Yes. The bands were widened at the 1 November 2025 revaluation, so the table that ran from 2022 to 2025 is not the table that applies now. This calculator uses the 2026 to 2030 bands.
What happens above €2.1 million?
There is no band. The charge is worked out on the declared value: 0.0906% of the first €1.26 million, 0.25% of the part between €1.26 million and €2.1 million, and 0.3% of anything above that.
