What the sales say
The kind of place Dublin 6 is
Read out of the sales themselves. None of this is a description of what Dublin 6 is like to live in, which we have no way of knowing. It is what changed hands here.
Established housing
Almost nothing sold here since 2016 was new: 2% of sales. What changes hands is what is already there.
Very mixed housing
The dearer end of the middle half went for 2.52 times the cheaper end. A gap that wide usually means quite different kinds of home sitting side by side.
Dearer than Dublin
The median here was 94% above the county median in 2025.
A busy market
314 sales counted in 2025. Enough changes hands for the figures to hold up.

New against second hand
New builds in Dublin 6
In 2022 the median new build in Dublin 6 sold for €1,380,000, against €880,000 for a second hand home, which puts new builds 57% above the rest of the market here. That is over 15 new build sales and 291 second hand ones.
The new build figure is reconstructed rather than recorded. A new home goes on the register at its price before Value Added Tax, so the filed figure has been multiplied by 1.135 to get back to what the buyer paid. New build prices across the country.

Renting instead
If you are renting in Dublin 6
Rent is capped everywhere in the State now, at 2% or inflation a year, whichever is lower. Work out what your own rent can rise to or read what replaced Rent Pressure Zones.
How the place was worked out
The register has no town column. It has an address, and the place is read out of it: the county is stripped off and the part left at the end is the locality. Addresses that end in a street name rather than a place are not counted towards anywhere.
A place appears here only where at least forty sales were recorded in it, and a figure is printed for a year only where at least ten sales sat behind it.

How to read an entry on the Property Price Register
The date is not the sale date, the address is whatever the solicitor typed, and about 15.2% of entries in our town-level comparison sample carry no Eircode. What each field means.
Why the price on the register is not what the buyer paid
About 10.4% of sales in our town-level comparison sample are filed without the VAT the buyer paid on top. A €400,000 new build appears as €352,423. How to spot one and what to add back.
What a house actually gained between two sales
1,099 properties in our town-level comparison sample have sold more than once. Matching the two sales gives a real gain on a real house, which is a different thing to a national index.
