What this year is not
A median is the middle sale, not the average and not the value of any particular house. Where a town sold ten houses in a year, its median is one of ten numbers and moves easily. The county figure sits on far more sales and moves far less, which is why the two can tell different stories about the same year.
The register also records what was filed for stamp duty rather than what the buyer arranged, and it carries no floor area, so there is no price per square metre anywhere on this site.
