What this figure is, and what it is not

It is the average rent on tenancies in Kinsale that were registered with the Residential Tenancies Board, which every landlord is required to do. It is an average rather than a median, so a small number of expensive lettings pull it upwards.

It is not the rent being asked in advertisements. An asking rent is what a landlord hopes for and this is what was signed.

It is not what a sitting tenant is likely to be paying either. A tenancy enters this average at the rent agreed when it started and does not enter again, so the figure leans towards recently agreed rents and sits above what somebody who has been in the same home for years pays.
